Facilities Assessment
Columbia's specialists help our clients identify deficiencies in their buildings, site utilities and infrastructure. Our team has developed a rigorous methodology and approach to conducting these comprehensive audits. The end product is a Facility Condition Index (FCI); a coded list of requirements identifying one or more means of mitigation, and the associated cost to conduct any necessary work on a per s.f. basis. Each suggested action is prioritized and assigned (if necessary) to one of the following categories: Life-Safety Code Compliance; Building Code Compliance; Accessibility Code Compliance; Asset Preservation; Energy; and Environmental.
This analysis gives our clients the tools to:
- Identify the extent of backlogged deferred maintenance
- Develop corrective action and estimated costs for all deficiencies identified
- Prioritize current and future building needs
- Prepare short- and long-term renewal forecasts and capital budgets
- Create due diligence reports prior to real estate acquisitions
