Working collaboratively with Berkeley Investments and Bruner Cott, Columbia provided Construction Management services to restore and redevelop the former Waltham Watch Factory. Located along the Charles River, the adaptive reuse of this 400,000 sf building included significant site and environmental remediation. The project also required a completely new central plant and all new utilities. New entry elements, as well as new pedestrian walkways and seating areas, were placed strategically throughout the complex.
This project was implemented in three phases. Phase I included 160,000 sf of core & shell commercial space, interior fit-ups for prospective tenants, and a Waltham Watch Company history exhibit. Phase II included 97 loft-style residential units, two restaurants, and a structured parking area. Phase III entailed 67 residential units and the construction of a new parking deck.
Berkeley Investments intended to not only preserve this landmark, but to also contribute to the revitalization of Waltham by bringing life back to this historic riverside community.
