Working with project partner HGA, MA-based construction firm Columbia recently renovated a nineteenth-century structure located at the intersection of Boston’s Back Bay, Bay Village, and South End neighborhoods. The extensive adaptive reuse project resulted in a 28,000 square foot DPH-licensed location for Atrius Health, a Massachusetts-based healthcare organization that provides comprehensive multi-specialty care for adult and pediatric patients. 

The building, originally constructed in 1891, now features a cutting-edge treatment center including 58 custom exam rooms, a patient waiting area, staff offices, two reception areas, a pharmacy, patient support rooms, diagnostic X-ray capabilities, a lab, and conference rooms, all placed within a flexible interior layout that can be adapted for evolving needs. The building’s entrance was carefully redesigned to ensure comfort and accessibility, with a new wood paneled ceiling, an accessible ramp, and interconnecting stairs.

The complex project involved significant logistical challenges, as construction occurred while the building remained occupied, requiring careful planning to maintain safety and minimize disruption. The dense urban location limited equipment staging and material storage options, requiring a phased delivery approach, which added complexity. The project team also prioritized maintaining the building’s historic charms. Ultimately, this ambitious and successful renovation project benefited from close coordination with the client, the design team, and the building landlord.
